Is It Normal To Have Three Price Reductions Without One Open House ...

Q: I am working with a Realtor out of what I thought was a well known agency. The home has had two showings since April but have been forced into three price reductions in as little time. Isn?t there supposed to be marketing on the property like road signage, open houses, etc. rather than simply trying to take all the funds from my pockets? I am a disabled woman and I need all the equity share I can get so that I have the dignity to be able to find a new place for myself.

A: When you listed your home, who set the price? Dit the price fit the market when it was listed or was it over priced from the beginning? Most reputable Brokers refuse to take a listing unless the seller is reasonable about the listing price but there are those agents out there who will take any listing at any price with the attitued that if the property doesn?t sell, the seller will reduce the price and get with the market. Problem is, by then, the seller has already missed several possible buyers. Ask your agent where your house fits the market, ask your agent what he/she is doing to market your home. I happen to be a strong believer in open houses, many brokers are not. I happen to believe that when a price is adjusted, anyone who had interest in the beginning (even if it was a cold call from your sign) should be contacted and advised of the price change as should other realtors who work in your area. But, by all means, these are only a couple of tools I use to market a home, your agent may be doing marketing you are not aware of but you should ask him/her to be direct with you and advise you at what price your house will sell then ask what is being done to make it happen

A: Sounds like you need to have a conversation with your Realtor?s Broker In Charge (manager) at his company. If that is not fruitful, you can always contact the real estate commission to file a complaint.

When you signed his listing agreement, it should list all the things he agreed to do in order to market your house, and get it sold! Revisit that document first to see what he agreed to initially. This will give you grounds when you speak with his superior, or the commission.

A: I?m not sure of the complete situation, but I?d suggest either find another Realtor (you can ?fire? them) or check with a Real Estate Attorney in your area.

A: First of all you need to set up a meeting with your Realtor. Ask your Realtor what he/she has done to market your property. Ask why they have not put up signage. Did your Realtor know that you wanted an Open House? Did your Realtor give you a list of all of the activities he/she would do once they had the listing? If they are advertising on the internet, they should send you the results of this. After your meeting decide whether or not the Realtor you have been using is going to step up to the plate and really market your home. Ask for a commitment of everything the Realtor will do in writing. Also find out if any other homes have been on the market in your area and sold in your same price range?.find out why they sold. Is your house ?show ready?? Is it appealing to buyers? Do you need to do a clean-up of clutter and stuff? The answers to all of these questions should help you.

A: May i suggest having a sign put up?.is it on the local MLS so other agents know about it? is the place easy for agents to show or is it difficult? Is there alot going against the home (busy street, deferred maintenance, bad curb appeal, weird floor plan, etc etc) that would substantiate a price reduction or multiple price reductions? It may have been overpriced to begin with, but the reductions are justified given the fact that it has exposure on the local MLS??make sure that pictures were taken ? sometimes only one is taken, or worse ? none ? just be diligent and if you don?t feel you are being represented well, drop your agent and find a true professional!
